Once you’ve accepted an offer on your home, there are quite a few details to keep track of between the signing of the final contract and the closing date. Immediately upon Acceptance of The Contract
- Follow up on any of the terms outlined in the contract
- Make any repairs included in the contract
- Provide us with the current mortgage loan information and/or equity line of credit information, including your account numbers, contact information for the lender, and your personal information
During the Home Inspection
- Stay off-site, but know that we can be there as your representative
- Be accessible by phone to answer any questions
- Provide us with keys to any locked areas that the inspector will need to access, such as the attic or crawlspace
- If your property is vacant, ensure all utilities are on prior to the inspection
One to Two Weeks After Acceptance of The Contract
- Go over any inspection amendment from the buyer with us
- Begin making agreed-upon repairs
- Decide on a preferred closing time
- Reserve your moving truck, or schedule your moving service
Two Weeks Before the Closing Date
- Pick up a change of address package from the post office
- Notify family, friends, debtors, etc of address change
- Collect information you can pass on to the new owner, such as receipts for appliances, warranties, owner’s manuals, repair and contractor contact information, and dates of service
One Week Before the Closing Date
- Call your utility companies to schedule a final reading and the disconnect dates
- Collect receipts and information related to any work done to satisfy the inspection amendment and pass copies along to us
The Day Before Closing
- Review the settlement agreement and verify that the terms of the contract are correct, paying special attention to the line items for water bills, homeowner association dues, and mortgage balances
Day of Closing
- Bring a photo ID, along with any documents that have been requested by the closing attorney or either real estate agent
- If required by the contract, bring an updated termite clearance letter
- Give the new owner your forwarding address and phone number, in case anything is accidentally sent to you at the old address
